These villa residences show what is possible with a duplex design focused on privacy, individuality and capturing the essence of beachside living.

The Design Brief was to create a unique offering for a premium duplex development on a corner block. Open plan living, generous master suite and living areas with 3 bedrooms and multi-purpose spaces to maximise the flexibility and open plan appearances of the residences. Resort style living including pools and fire pits were also a request.

As with all corner blocks, the biggest asset is also the biggest constraint, which is having two road frontages. We made the most of having to accommodate these larger setbacks given they were to the north and east by having the external living areas, pools and yards utilising this space. What this then allowed us to do was arrange the design around this space with a focus on opening to those areas within the residences. What has resulted is a light filled, open plan living arrangement with desirable aspect to the north and east orientation.

Building both garages to the boundary also helped to incorporate a large open plan living space on the ground floor. With the bedrooms located upstairs along with an additional living space provides ample light to these areas and a wonderful sense of space.

With a modern coastal palette of polished concrete on the ground floor, timber floors on the upper level, stone and feature oak throughout, we were able to achieve the desired result for the design.
