DUPLEXES

This duplex development in the popular beachside suburb of Bokarina presented a real test in terms of design. With some traffic / road frontage constraints in addition to the increased setback provision, given we had 2 x road frontages, we were tight on useable floor space. However, in spite of this we were able to formulate a plan that met the client’s brief and made for a very unique alternative in terms of multi residential living in the area. Again, we had to maximise the eastern aspect to the front of the site in addition to capturing North for winter sun to enhance the living areas of this duplex development.

Open plan living and double height spaces are critical to achieving a desirable outcome and we achieved this on this design by implementing this approach to the key areas of the residences. We were also able to make a tangible connection between the indoor and outdoor living areas by incorporating the use of corner opening sliding glass doors which made a huge impact on the living areas.

We are very proud of the finished product and outcome for our client given the constraints we were faced with on this design project.
